Background and Purpose:
The I-435 Highway loop is an important development corridor for the City of Shawnee. Several large undeveloped areas lie along the corridor. It marks the center of our community and serves as a connection between east and west Shawnee. The study is intended to stimulate future growth in a manner that compliments surrounding communities, brings the east and west parts of Shawnee together and serves the best interests of the community as a whole.
The study will be utilized in assessing future land use decisions and various opportunities for public/private development partnerships. As development interest in this corridor area increases, the study will provide City decision makers with tools that will be used to guide future development of the area. The study will aid decision makers in determining the best approach to leverage the financial development incentives that are available to the City and State. The City desires a corridor vision with land use recommendations that are representative of real market opportunities and potentials determined by the market, site topography and transportation network.

- Plan Visioning and Strategies
- Market Analysis of the Defined Corridor Area
- Current Land Use Analysis (Analysis of existing conditions, including review of potential planning and site engineering issues to include but not limited to soils, stormwater drainage, grading, access and transportation network)
- Future Land Use Analysis, Spatial Planning, Corridor Land Use Map, and Final Corridor Study Plan/Document
